Terms  and Conditions

The following Terms and Conditions stated form the basis of your contract with the owners of the Anemoni Villas

Reservations

The customers are required to fill in an online booking form in which all the requested details are stated for each member of the party and only those named on the reservation are authorized to reside at the property and under no circumstances should they exceed the allowed limit per property. The customers cannot alter their name unless they have written authority from the owners of the Anemoni Villas. Also, the property cannot be sub let unless it is authorized in writing by the owners of the Anemoni Villas and the signatory must be a member of the party using  the property. Same sex parties or groups under the age of 21 are NOT permitted and also, for mixed groups under the age of 26, restrictions will apply. We are sorry to inform you that no pets are allowed. The customer's reservation is not confirmed until we receive the 20% requested deposit and, when a reservation is confirmed, we will, depending on the availability, confirm the reservation by issuing a booking confirmation.

Payments

The reservation is confirmed when 20% of the total rental amount is received at the time of booking and the balance of 80% can be paid at any time with no less than 4 weeks prior to the arrival date.Of course if booking is less that 4 weeks from arrival date the Full Amount is payable upon booking. All payments are made in Euros (€) and can be paid by Bank Transfer.

Security Deposit

All Anemoni properties have a  fully refundable security deposit, charged at €400.00 Euros for a villa and €300.00 Euros for an apartment, this is used to protect the owners of the Anemoni Villas against any breakages,  negligence and/or willful and wanton conduct, loss or damage, extra housekeeping costs, unpaid local charges or any other charges where applicable. This deposit cost may vary depending on the age group and owner specification and the cost of each customer’s deposit will be stated on their booking confirmation and must be received by the owners of the Anemoni Villas 6 working days prior to the customer’s arrival. This amount will be refunded within 14 days of the customer’s departure from the property, in some cases delays may arise should we need estimates for repairs for damage, if there is not any loss, damage, unpaid bills, additional housekeeping etc.  In case that any damage occurs, the owners of the Anemoni Villas reserve the right to deduct the funds from the deposit amount. If the property is abused in any way, the customer will need to vacate the property immediately and move to alternative accommodation at their own cost. If the customer’s deposit proves inadequate to fully cover any costs that arise, the owners of the Anemoni Villas reserve the rights to deduct this amount from the customer’s credit or debit card used for the initial deposit.
Each property is inspected before and after each reservation by a member of staff from the Anemoni Villas and any damage caused prior to the customer’s arrival will be noted inside the brochure of the property. Any other noted damage found by the customer must be reported to our office within 24 hours of their arrival. 

Arrivals and departures

Customers may check-in any time after 4:00pm and the property must be vacated by no later than 11:00am. Late check outs are subject to the discretion of the owners of the Anemoni Villas upon request and may incur an additional charge. If the customer needs to vacate the property before the departure date, the owners of the Anemoni Villas shall not pay any refund.

Behaviour

The signatory is responsible for the behavior of all party members. All customers are expected to have consideration for the neighbouring properties and behave in a decent manor. If any customer behaves in such a way as to be likely to cause any danger or distress to any third party or damage to the property, the person(s) concerned will be asked to vacate the property and the owners of the Anemoni Villas shall have no further responsibility towards that person(s). The owners of the Anemoni Villas will not be held responsible for any costs incurred by the termination of commencement and no refunds will be paid.
All Anemomi Villas are NON SMOKING propeties.
Upon departure you are to ensure the property is in a Clean and Tidy condition. All refuse to be removed, fridges and waste bins emptied.
 

Liability

The owners of the Anemoni Villas act as a delegated booking agent for privately owned home owner(s).  Every effort is made to ensure that we provide accurate and up-to-date information for all properties in our portfolio which has been provided in good faith. Materials/description/amenities may be changed at any time by the owners of the Anemoni Villas due to damaged items, replacements or upgrades. The owners of the Anemoni Villas will not be held liable for any misinterpretation, misprint or non present items within the property that may change from the original photographs or description.  All properties are maintained and cared for by the owners of the Anemoni Villas.  The owners of the Anemoni Villas cannot be held responsible for the breakdown of electrical/mechanical equipment such as fridges, freezers dishwashers, swimming pools etc. although they will ensure any problems or replacements are rectified as soon as possible.  The owners of the Anemoni Villas shall not be liable to pay any compensation. The owners of the Anemoni Villas will not accept liability if any death, personal injury, failure or deficiency of the customer’s accommodation is not caused by any fault of their own.

Force Majeure

The owners of the Anemoni Villas regret that they cannot accept any liability or pay any compensation where the performance of their contractual obligations is affected or prevented by or the customers otherwise suffer any damage or loss due to “force majeure”. In these booking conditions “force majeure” means any event which the owners of the Anemoni Villas or the supplier of the service(s) in question could not foresee or avoid.   Such events may include natural disasters (earthquakes, hurricanes, floods) war or threat of war, riots or other major upheaval, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire and all similar events beyond the owners of the Anemoni Villas’ control.

Disruption to the stay

The owners of the Anemoni Villas intend to provide the customers with an undisturbed enjoyable holiday, however, the owners of the Anemoni Villas will not be held responsible for any building work carried out by third parties in the surrounding area that may cause inconvenience or affect the enjoyment of the customer’s holiday. The owners of the Anemoni Villas do notify their clients if they become aware of any construction activity prior to arrival, but they are not notified in advance and are not in any way involved in the planning of these activities.
 
 
USE OF PROPERTY
 
The signatory and all party members shall use the property only as a private holiday residence for the period agreed in the contract and not for any other reason. The tenant must not use the property for illegal, immoral or improper purposes.
 

 

QUIET POSSESSION

 

The owners of the Anemoni Villas agree not to interrupt or interfere with the tenants right to quiet possession and enjoyment of the property. Our aim is for all customers to experience an undisturbed enjoyable holiday, however, the owners of the Anemoni Villas will not be held responsible for any building work carried out by third parties in the surrounding area that may cause inconvenience or affect the enjoyment of the customer’s holiday. The owners of the Anemoni Villas do notify their clients in advance if they become aware of any construction activity prior to arrival however we are not usually notified in advance and are not in any way involved in the planning of these activities.  
 
 

Cancellation by client

In case the customer has to cancel their reservation, the signatory must advise the owners of the Anemoni Villas in writing immediately. The cancellation will commence from the date notice is received by the owners of the Anemoni Villas.  If you cancel you booking, cancellation charges will be payable as set out below:

Period & cancellation charge          
1.More than 12 weeks prior to arrival date: Deposit only                
2.Less than 10 weeks prior to arrival date: Deposit + 50% of the balance    
3.Less than 6 weeks prior to arrival date: Deposit + 75% of the balance    
4.Less than 4 weeks prior to arrival date: Deposit + 100% of the balance   
If the owners of the Anemoni Villas need to collect such funds, the lead name stated on the reservation would be held liable and the customer may be able to reclaim these cancellation charges (less any applicable excess) under the terms of your insurance policy. Any claims must be made to the customer’s insurance company directly.  

Cancellation by the company or owner

The owners of the Anemoni Villas may occasionally need to make changes and correct errors on their website before and after bookings are confirmed. They may also occasionally have to cancel confirmed bookings although this is highly unlikely.  Whilst they always do their very best to avoid this, they reserve the right to do so. If they have to carry out a change or cancel the customer’s booking, they will inform them immediately. The owners of the Anemoni Villas will endeavor to offer the customers an alternative property to the same standard should a change or cancellation occur. Alternatively, they will refund any payments in full made by the customers. The owners of the Anemoni Villas regret they cannot pay any expenses, costs or losses incurred by the customers as a result of any changes or cancellation.
It is extremely unlikely but the owners of the Anemoni Villas may be forced by “force majeure” to change or cancel the customer’s stay after their arrival date and before the duration of their rental. Should this situation occur, the owners of the Anemoni Villas regret they are unable to pay any refunds, compensation or meet any expenses the customer incurs as a result.

Travel Insurance

 

The customers are always strongly advised to be fully covered with their own travel insurance. The owners of the Anemoni Villas will not be held responsible for any injuries that might occur as a result of renting or use of the property and the customers enters the property at their own risk

  

Complaints

In the highly unlikely event the customers have reason to complain or experience any problems throughout their stay, they must immediately contact the owners of the Anemoni Villas verbally and/or in writing. If the customers complain verbally, this must be followed up in writing as soon as they possibly can. In most cases problems can be dealt with quickly and efficiently. The owners of the Anemoni Villas cannot accept any liability that the customer fails to notify about.In the unlikely event that a complaint or dispute can not be resolved by ourselves you are advised that any matters arising will be subject to Cypriot Law only and will be dealt with by Cypriot Courts to the exclusion of any other country.
 
The owners of the Anemoni Villas reserve the right to change these terms and conditions at any time, without prior notice.
